Bali & Indonesia Resort Design & Engineering

Architecture, structural engineering, MEP coordination and BIM documentation for cliffside and beachfront resorts, private villas and wellness and eco retreats across Bali and the wider Indonesian archipelago, delivered in collaboration with local licensed consultants.

A European technical partner alongside the licensed local team who carry the approvals — from a first massing study to drawings a contractor can build.

We support developers, architects and contractors on Bali and Indonesian island projects with resort concept design, architectural development, structural engineering, MEP coordination, BIM modelling and construction documentation. We work as a European technical partner alongside the licensed local team who carry the approvals — from a first massing study to drawings a contractor can build.

Why Bali & Indonesia.

§02 — The brief the site sets

Bali concentrates a difficult combination into a single plot. Strong seismic demand and an active volcanic setting. A hot, humid, high-rainfall climate that works on every material it touches. Sites that are either a cliff edge above the Indian Ocean or a low beachfront a metre above the water. A programme that reads as calm and open while carrying drainage, wastewater treatment, standby power and slope stability out of sight.

These are the problems the studio is organised around: structure, material, coordination and buildable detailing. Architecture sets the proportion, the orientation and the framed view onto ocean or ricefield. Engineering makes it stand through a design earthquake, shed a tropical downpour, and hold a slope that wants to move. The two disciplines share one voice on every drawing.

What we can support.

§03 — Scope

We provide a coordinated technical design package, scoped to where a project sits in its programme and calibrated to complement the local team rather than duplicate it:

01

Resort concept & masterplanning

Concept design and masterplanning studies for cliffside and beachfront sites.

ARCH · PLAN
02

Architectural development

Architectural design development and technical documentation.

ARCH · DOCS
03

Structural engineering

Reinforced concrete, steel, seismic and wind design to the applicable Indonesian codes.

STR · SEISMIC
04

Foundation & retaining strategy

Foundation and retaining strategy for cliff and slope sites, coordinated with the local geotechnical engineer.

STR · GEO
05

MEP coordination

Including drainage, wastewater treatment and standby power interfaces.

MEP · COORD
06

BIM modelling & IFC

BIM modelling and IFC coordination across ARCH, STR and MEP.

BIM · IFC
07

Construction documentation

Construction documentation, tender and issued-for-construction support.

DOCS · IFC
08

Value engineering

Focused on seismic mass, buildability and tropical durability.

STR · VE
One model, not threeWhat reaches the authority is one coordinated model, not three uncoordinated drawing sets.

Local conditions that shape the engineering.

§04 — Site logic

Bali and the Indonesian islands set the engineering brief before the architecture does. We design to these conditions from the first sketch, not as a correction later.

High seismic demand

Indonesia sits on one of the most active plate boundaries on Earth. Structures are sized for a design earthquake — sensible mass distribution, ductile detailing, continuous load paths and separation where a plan wants to break. Seismic design follows the Indonesian standard SNI 1726 and is confirmed with the local structural checker.

Volcanic and geotechnical context

Volcanic soils, variable bearing capacity and slope instability change what a foundation has to do. Foundation type, retaining strategy and slope works are coordinated with the local geotechnical engineer who holds the ground investigation.

Cliff and beachfront sites

A clifftop above the ocean and a low beachfront are two different structural problems. Cliff sites ask for anchored retaining, stepped foundations and drained slopes; beachfront sites ask for flood-aware ground levels, scour-aware foundations and corrosion-aware detailing in salt air.

Tropical climate

High heat, high humidity, intense UV and heavy monsoon rainfall govern material choice and detailing. Cross-ventilation, deep shade and generous overhangs answer the climate before mechanical cooling does; roofs and drainage are sized for a real storm, not an average one.

Durability and corrosion

Humidity and marine air work on fixings, reinforcement and finishes. Connections, cover and material selection are detailed for the environment so a building holds its condition over time.

The aimA superstructure that is quiet in the landscape and rigorous underneath — seismically sound, retained, drained, and detailed for salt and rain.
§05 — Working with local licensed consultants
We are a technical design partner. We do not replace the Indonesian-licensed professionals a Bali project requires — and we are clear about that from the first conversation.

For international projects — including Indonesia — local approvals, statutory submissions, code compliance and professional sign-off are handled together with local licensed architects, engineers, structural checkers, geotechnical engineers, environmental and coastal specialists, fire consultants and MEP/utilities consultants.

In practice, Indonesian building approval runs through the PBG (Persetujuan Bangunan Gedung — Building Approval) and, on completion, the SLF (Sertifikat Laik Fungsi — Certificate of Worthiness of Function) issued by the competent local authority. These are carried by a licensed local architect of record and structural engineer of record, registered under the applicable Indonesian professional and licensing framework, who take statutory responsibility and sign-off. We lead architecture, structural engineering, MEP coordination and BIM, and hand a single, disciplined model to that local team. Where a specific procedure or provincial requirement is outside what we can state with confidence, we defer to the local consultant rather than assert it.

The studio is the technical partner. It does not become the architect or engineer of record in Indonesia. That separation is deliberate, and it is what makes the collaboration work.

§06 — Next step

Tell us where the project sits in its programme and who holds the local consultancy, and we will scope a package that fits.

If you are planning a cliffside or beach resort, a villa or a wellness retreat in Bali or elsewhere in Indonesia, tell us where the project sits in its programme and who holds the local consultancy, and we will scope a package that fits.

Note — self-initiated studiesResort concepts shown on this site are self-initiated design studies, not built projects. Local approvals and professional sign-off in Indonesia are carried by licensed local consultants.
