Partnerships.
We collaborate with local consultants, developers, architects, contractors and project managers on international resort projects.
European capacity · working worldwide with local licensed teams
We strengthen teams — we do not replace them.
§02 — positionTwo disciplines, one voice — architecture and structural engineering led in-house by the same two people, from concept to construction.
We are not looking to replace local expertise. We are looking to strengthen local and international teams with European architecture, structural engineering, BIM and technical documentation capacity. On most resort projects the architect of record, the statutory engineer and the approvals path are already local, and should be. Our role sits alongside them — adding design rigour, buildable detailing and coordination discipline where a team wants more depth than it currently carries.
Because both disciplines are led by the two principals who lead each package, a partner receives a single, coordinated position rather than two documents that have to be reconciled later.
How we fit.
§03 — capacityA resort team is rarely short of ambition. It is often short of a particular kind of capacity — someone to hold proportion and material across hundreds of keys, someone to make a long-span or corrosion-aware structure buildable on a remote site, someone to keep the model honest so that architecture, structure and services agree before anything is priced.
We plug into that gap. The framing below sets out eight ways we do it. Most partnerships combine two or three of them; few need all eight.
Partnership models.
§04 — eight modelsFull design support with local architect of record
End-to-end architectural design — concept, developed design, technical documentation — produced alongside a local architect who holds the statutory role and leads submission. We carry the design; the architect of record carries the approval.
Structural engineering package
A complete structural discipline — reinforced concrete, steel, seismic and wind design, corrosion-aware detailing for marine and coastal exposure. Led by the engineering side of the studio and issued for local checking and sign-off.
BIM and Tekla package
Federated BIM coordination and Tekla Structures modelling for steel and precast. IFC-based exchange, clash resolution and fabrication-ready output. Led by the studio; scoped to sit inside a developer's or contractor's model environment.
Resort concept development
Design-led concept studies for a site or a brief — masterplan logic, room-type strategy, materiality, framed views, the relationship between building and lagoon. Led by the architecture side. Delivered as a self-initiated or client-commissioned study, never as a built precedent.
Technical documentation support
Drawing sets, schedules and specifications produced to a defined standard and template. Useful where a team has the design resolved but needs disciplined, buildable documentation. Led by whichever discipline the package sits closest to.
Value engineering
A measured second pass over structure, envelope and construction method — reducing weight, rationalising spans, favouring prefabrication where transport and site logistics reward it. Led jointly by architecture and engineering, because the good moves are usually both.
Tender and IFC support
Coordinated tender documentation and issued-for-construction sets — the model and drawings brought to the state a contractor can price and build from without guessing. Led by the studio, run against the local approvals timeline.
Construction phase support
Technical response during construction — shop-drawing review, RFIs, site queries, revisions. Led by the relevant discipline and calibrated to the project manager's cadence rather than ours.

Who we work with.
§05 — partners- Developers and owners — carrying the commercial and programme risk; we serve their brief and their operator's requirements.
- Local architects — usually the architect of record; we support, not supplant.
- Structural and MEP teams — as a coordinating partner or as the structural discipline itself.
- Contractors and fabricators — with BIM, Tekla and IFC-ready output that a shop can build from.
- Project managers — whose programme and reporting cadence we work to.
- Operators — whose brand and back-of-house standards shape the plan long before drawings begin.
Our selected work
Built structures and studies that show how the two disciplines coordinate in practice.
Open → DESTINATIONMaldives resort projects
Corrosion-aware, long-span and prefabrication logic for remote island sites.
Open → DESTINATIONGreece and the Mediterranean
Cliff, coast and island typologies across the Mediterranean basin.
Open →Architecture and structure agree before anything is priced.
A single quiet position from concept to construction — a federated model kept honest, a long-span structure made buildable, drawings a contractor can price without guessing. We would rather earn a larger role than assume one.
How a partnership starts.
§07 — startOne conversation. You describe the project, the destination, the stage it is at, and the gap you want filled.
We tell you plainly which of the models above fits, who would lead it, and where local consultants remain essential. If it fits, we scope a first package — usually small, defined and buildable — and start there. We would rather earn a larger role than assume one.
